About Bouwbedrijf R. van de Mheen

Bouwbedrijf R. van de Mheen is a property developer and builder that has been in business for almost 65 years and is heavily involved in the region around its home base in Hoevelaken. The company mainly develops and builds on land it has purchased itself. It focuses primarily on detached houses, but occasionally also builds apartment blocks of three to six storeys. “For us, development and construction go hand in hand,” says developer Willem van Huigenbosch. “There’s no dividing line between them on the work floor.”

Our partnership in the spotlight

This approach means the company can operate with a small team: three developers for 200 to 250 homes a year, and four site managers. It also means that Bouwbedrijf R. van de Mheen prioritises permanent, long-term partnerships with its partners. “Our site managers carry out the work planning right there in the site hut,” says Willem. “So you have to rely on regular partners, designated contacts and established construction principles.”

Interduct is that regular partner for installing the ventilation system in the homes. That partnership goes back more than ten years and can be described as a continuous, ongoing construction team.

Familiar faces, clear agreements

As a developer, Willem sends drawings to Interduct at an early stage, asking them to take a look. “At that point, no contract has yet been awarded and no quotation has been drawn up.”

The contractors are also under the impression that Interduct subsidiary VentKlima will be installing the ventilation system. “It’s a close-knit group. I’m copied in when they’re working out the details of project shafts together. I then receive the shaft drawings, which I incorporate into my plans. It’s only later that we request a quote. Incidentally, the price is in line with the market – we keep each other on our toes in that respect.”

The strenght of partnership

Deze werkwijze is de basis voor de samenwerking, vervolgt Willem. “We zijn groot geworden door de dingen die we niet doen, zeg ik altijd. En de dingen die we wél doen, proberen we zo goed mogelijk te doen. Met Interduct werkt het prettig samen. We hebben een vaste contactpersoon voor alles, van een uitvoeringskwestie tot aan een garantiegeval voor een zes jaar oude woning. Dat werkt gewoon heel handig. Als bedrijf houden we van korte lijntjes. Vandaag bellen, morgen antwoord.”

Bouwbedrijf R. van de Mheen bouwt projecten met een flinke schaal - tot 200 woningen. “Waar ik trots op ben, is dat die geruisloos verlopen”, zegt Willem. “Dat verwachten we ook van elkaar. Het tekenwerk, de engineering, de bouw: het is onderling allemaal goed geregeld.”

A look into the future

Willem recognises that ensuring construction runs smoothly is a shared value between Bouwbedrijf R. van de Mheen and Interduct. The strength of the partnership lies in the way the companies have been working together for well over ten years. Looking ahead, that steady stream of new-build homes will continue. “Our current production schedule includes more than 500 homes, but when I speak to our management team, the conversation quickly turns to projects for the next 15 years. At the moment, these are still fields of maize, cows and horses, but eventually they will become homes. As companies, we must therefore continue to work together and stay on the same track. It’s a train that must keep running.”
